Lincoln Commons continues to grow

On Oct. 15, Opus Northwest and Coventry Development began construction on the second phase of the Lincoln Commons Retail District at Ridgegate. This development project is a mixed-use sustainable community in Lone Tree.

This phase of the Lincoln Commons Retail District will add approximately 100,000 square feet of retail space upon completion in the summer of 2010, with the overall build-out of Lincoln Commons expected to total over 600,000 square feet of mixed-use development.

Opus will serve as the developer and design-builder of the project and The Mulhern Group is the architect, and the owner of the project is Lincoln Commons North, Inc.

“We’re very excited to be under way with construction of the second phase of this already successful project,” Marshall Burton with Opus Northwest said. “Ridgegate is one of the most successful developments in Colorado, and it will continue to grow carefully during the next 20-plus years with a long-term, new-urbanist commitment to live and walk, access, amenities and scale.”


Opus is proud to continue its relationship with Coventry Development and apply its experience in fee-based work to Ridgegate’s retail program.

“Ridgegate is a walkable mixed-use community and having this additional retail, with more shopping and dining choices all within walking distance for residents and workers, is another welcome addition,” Keith Simon from Coventry Development Corporation said. Coventry is the local agent for RidgeGate Investments, Inc. and Lincoln Commons North.

“Leasing for the project has experienced continued positive momentum,” Celeste Tanner from Opus Northwest said. “We are of course very excited to have Sprouts join the center and they will be accompanied by a strong tenant roster, including QDoba Mexican Grill, Runners Roost, Garbanzo Mediterranean Grill, Einstein Bros. Bagels, Cook Creek Dental Group, and CoreFirst Bank.”

The first phase of Lincoln Commons, completed in 2005, included a Super Target, a two-level parking deck and a multi-tenant retail building, with tenants including Via Baci Restaurant, Costa Vida Restaurant, AT&T and Ironstone Bank.

“Given RidgeGate’s focus on the health, wellness and balance of people’s lives, having a Sprouts Market as our anchor for this second phase helps us to achieve that goal,” Simon said.

The development has direct access to Lincoln Avenue and Ridgegate Parkway, which directly connects to the new I-25/Ridgegate Parkway Interchange, projected to carry over 30,000 cars per day; with Lincoln Avenue projected to carry over 40,000 cars per day.

Located one mile south of the Park Meadows Mall in Lone Tree, Lincoln Commons is strategically located on the high volume Lincoln Avenue and is surrounded by some of the highest demographics in the nation. With 200,000 square feet of retail space currently complete, additional 500,000-square-feet of space are planned or underway. Visitors will enjoy high drawing regional boxes, entertainment, dining, and specialty shops in a pedestrian-friendly, mixed use environment and can look forward to a boutique hotel, offices, a Douglas County Regional Library and the Lone Tree Performing Arts Center Lincoln Commons Retail/Mixed Use District is an important part of Ridgegate.

The vision for Ridgegate is becoming a reality with more than 1 million square feet of commercial use, including the Sky Ridge Medical Center, over 650 homes, the Lone Tree Recreation Center, two parks and Phase One Lincoln Commons already complete.
