Chambers project to ease Colorado 83 traffic

In conjunction with the governments of Douglas County and Parker, developers who want to build neighborhoods south of Parker are planning a two- to four-lane Chambers Road that would cut across developing land from western Stonegate to the Pinery.
So far, Chambers Road extends between E-470 and Lincoln Avenue near Stonegate Village.
Plans call for it eventually to cross Lincoln Avenue, wind south past Stonegate and across Hess Road, Stroh Road and Crowfoot Valley Road. Plans suggest Chambers Road would eventually connect with Crowfoot Valley Road from the east near the Richlawn subdivision.
At Crowfoot Valley Road, the north-south Chambers Road would change names to Bayou Gulch Road and would extend past the under-development Pradera Parkway and southeast to connect with Colorado 83.
On the east side of Colorado 83, Bayou Gulch Road already extends four miles to Flintwood Road. The proposed northern section of Bayou Gulch Road west of Colorado 83 was initially called Chambers Road.
The proposed Chambers/North Bayou Gulch Road would be 10 miles long and would cut through undeveloped land that is mostly zoned for residential housing.
Pradera (formerly Pinery West) plans 825 lots east of Crowfoot Valley Road. Liberty Village (1,100 acres south of Pradera) reportedly is zoned for several thousand units.
Stroh/Ascent Development has hundreds of residential units planned in the area that would use Bayou Gulch/Chambers Road. A group of developers are eyeing acreage northwest of the Pinery, on the west side of Colorado 83. The Canyons (west of Pradera and Crowfoot Valley Road) has more than 2,000 units planned on more than 5,000 acres.
Stonegate residents, particularly those who live immediately east of the proposed road in northern Douglas County, want an alternative connection to Interstate 25 to be built first.
The 2,500-resident Stonegate homeowners' association understands that Chambers Road is part of road plans in the area. But they said Mainstreet should be extended to I-25 before Chambers Road is extended, said Stonegate Village homeowner Keith Specht.
Five years ago, homeowners and developers in Stonegate paid for Chambers Road to be built between E-470 and Lincoln Avenue. The two-mile road cost several hundred thousand dollars.
Pradera has spent $1.1 million on a two-lane bridge across Cherry Creek, just west of Colorado 83, said Pradera developers. Road extensions are being built to connect the bridge to Colorado 83 and eventually to Pradera Parkway, via the new Bayou Gulch Road.
Pradera will fund one mile of the northern Bayou Gulch Road from Old Schoolhouse Road to Pradera Parkway for $2 million, said Pradera vice president Pete Klymkow.
The 10-mile road proposal would cut through undeveloped land, bringing into question whether new roads spur population increases or handle the growth before congestion is overwhelming.
Plans for the 10-mile road, which will be built in sections, are still at the beginning of the time line.
The county and Parker might start constructing the $3 million to $4 million section of Chambers Road between Lincoln Avenue and West Parker Road in 2004, said Art Griffith, with county public works.
Parker wants the section between West Parker and Hess roads to be built in 2005, Griffith said. The sections between Hess, Stroh and Crowfoot Valley roads would not be built until the Stroh residential development is built, Griffith said.
Developers in the area said that there is some angst between Parker and Douglas County on the project. Parker has been considering multiple annexations along its western border.
The county has no idea how much the road would cost, Griffith said.
